Watchman Monitoring is the simple, effective combination of 4D Monitoring’s award-winning smart building technology and CMS’ engineering excellence.
4D Monitoring is a building monitoring solution that utilises sensor technology to track the performance of assets within the central plant. Operational metrics, such as flow and return rates, temperature, pressure and power are then sent to 4D Monitoring’s cloud-based portal.
CMS engineers will install the platform, then leverage the performance data to identify where energy savings can be made and provide ongoing recommendations for asset operational improvement.
We call this service Watchman Monitoring, and to date it has helped us to deliver significant energy saving for our clients.
Save energy and money
To date, we have achieved on average 15% energy savings in the buildings with 4D Monitoring installed.
Proactive maintenance
The system will alert us if equipment operates outside of the desired performance criteria, enabling CMS to provide an enhanced, proactive maintenance service.
FOC plant installation
We will install the 4D Monitoring system within the central plant for free, as part of all CMS maintenance contracts.
Upon award of a contract, CMS will identify the capital plant assets that need to be tracked, then install 4D Monitoring technology to retrieve live performance data.
In close collaboration with our client, we will establish the building’s operational requirements, such as optimal plant run times.
Actual asset performance data is then compared to your BMS strategy, to identify whether the plant is operating to agreed timescales.
To date, issues have been discovered in 69% of buildings with 4D Monitoring installed. Of these sites, 62% indicated the plant was running 24/7, whilst in a further 27% the plant was scheduled incorrectly.
CMS take ownership of the situation immediately. We use our engineering expertise to resolve these issues, saving our clients’ energy and significantly reducing running costs.
We don’t just interrogate performance data on a one-off basis, after installation. We will use our expertise to review the 4D Monitoring data against performance criteria on a regular basis, and make operational adjustments and recommendations accordingly.
With critical alarms set up, we will also receive notification if equipment operates outside the desired performance criteria – for example, if the water temperature in your heating system drops below a predetermined level – so we can respond quickly and proactively, before tenants become aware of an issue.
To assist with the delivery of tenant wellbeing initiatives, CMS offers an additional profiling service to monitor actual tenant conditions, such as air quality, light levels and room temperatures.
In the portal, the retrieved data is overlaid on a map of the building floor-plan, to give an accurate, live picture of the tenant environment, which can be used by site management teams to improve tenant wellbeing.
Environment profiling also enables us to identify where secondary air conditioning systems – used to heat and cool the tenant demise – are not shut down in line with occupancy hours. When this occurs, Watchman Monitoring will alert site management teams, facilitating engagement with tenant to drive further energy savings.
